Umeda (Kita)

The northern hub around Osaka/Umeda Station is the city's premium market: new landmark towers, department stores and direct airport access. Grade-A rents of ¥18,000–27,000 per tsubo still undercut comparable Tokyo space by nearly half. The Umekita redevelopment on the old freight yard has added the city's most modern stock.

Honmachi / Yodoyabashi

The traditional heart of Osaka commerce, between the two rivers: banks and trading firms on Yodoyabashi's riverfront, textile-era headquarters converted to modern offices around Honmachi. Solid mid-to-upper-grade buildings here run ¥13,000–20,000 per tsubo — the best value-for-prestige ratio in the city.

Namba (Minami)

The southern entertainment-and-retail pole suits consumer brands, media and inbound-tourism businesses more than corporate HQs, with flexible space plentiful and rents a notch lower again.

Half the occupancy cost of Tokyo, a deep talent market with less hiring competition, strength in pharma (Dōshōmachi is Japan's historic medicine quarter), manufacturing and trade, and 2.5 hours to Tokyo by Shinkansen. For back offices, R&D and Kansai sales coverage, the arithmetic is compelling.
